if you live in burnaby with all those hills and slopes, you definately need winters. winter tires are not just for treading in snow. its rubber compound is designed for low temp conditions and will not freeze up like summer tires. winter tires perform better than summers or all seasons in low temperatures regardless of snow (rain, black ice, sleet, frosty ground)

btw, all seasons are useless, they're mediocre at everything... might as well have dedicated summer and winter tires.
