Who is liable here?
We had our house renovated and extended within the last 8 or so months.
On Saturday we had a leak in to the utility room which above has our ensuite that is part of the new extension, the trap from the shower has leaked underneath the shower wrecking the ceiling and potentially soaking the plywood under the tiles in the ensuite, meaning ripping them out and starting again. The builder who I gave the job to got his plumber contractor who did all of the plumbing work out and says that the trap was faulty. I personally sourced the shower tray as it had to be bespoke made due to the size of it but he fitted it. Who is liable here? Cheers. |

Was the trap faulty when installed? If so why did he install it? Who supplied the tarp? If you paid the builder it's up to him to deal with the plumber.

Was the trap supplied as part of the shower tray?
If it was, then you'd have to prove that the fault was due to the installation, and not a faulty part. If the part was indeed faulty, and you'd supplied it free issue to the plumber, it's your fault. If the plumber/builder supplied and fitted the trap, it's their problem. Ultimately, you're going to have a hard time proving it either way, IMO, and unless your builder is willing to help out, then it'll be an uphill struggle. In which case, you'd be better of just claiming on your house insurance, IMO. |

Virtually impossible to prove that either party is liable.
I think you're going to be picking up the bill for this yourself - you'd have to prove that one or the other party failed to carry out their work 'diligently'. |

If it was ok for 8 odd months and it just leaked now you will have a very hard time pinning it on the plumber that installed it.
Did you notice any water stain's on the ceiling prior to the ceiling coming down? The reason I ask is that for a ceiling to get saturated to the point it collapses, it would either have to be a small ongoing leak or a very catastrophic failure. |

Builder - main contractor
Plumber - builder's sub-contractor The OP's contractual relationship is with the builder from what I gather. In this case, he should only be dealing with the builder to attempt to get him to rectify it. How the builder and plumber fight it out is up to them |

At best it'll be a repair to the ceiling, at worst it could be about £5 - £7k worth of damage I'll know more in a few days and will take it from there.

I told the builder that I wasn't paying for it as it's only been used for 5 months and there are a few other snagging issues and they said fair enough and are going to sort it and pay for it.
