Need your purchasing advice on a 2010 CPO with new engine

Found a 2010 2 door 335I with red interior and 73021 miles on it.
New motor put in by an extremely reputable dealership I trust. Last motor blew a rod apparently.

Still under CPO until November 2016 or 100000 miles.

The motor is 335 miles old.

Comes with:
Nav
M sport package
Convenient package
Back up sensors
Automatic


Buyer is asking $22k

What should I offer him?
It has no mods except exhaust.

Should I be worried about New motor?
I've driven it and it rides well.

2012 BMW 335is  [0.00]
I assume the motor was replaced by a BMW dealer under the regular/CPO warranty. If so, I wouldn't be worried.

How many miles were on the car when it was replaced? Do you have service records since then?

If the motor was put in by a BMW dealership id trust it. Last time I was in my SA was telling me about some M6 motors that there were replacing that day

Yes replaced just 335 miles ago by bmw under cpo. Sadly it doesn't come with warranty since owner had it done by cpo and didn't come out of pocket. Apparently bmw does not add additional warranty or any warranty on New motor if car is still under cpo

One question to ask? If the motor was just replaced why is it up for sale so soon? You would think someone who just got a new motor would enjoy it for awhile.

My only assumption is he's scared. And his cpo is up in a year.
He mentioned needing a suv but I always take those sellers comments with grain of salt.

Yeah..see what they say..if you got a year CPO that is good...and if it drives well and sounds good it might be a good thing...I mean, generally engines don't go out--it's all the other stuff..but you would have a year to give it a whirl and hopefully not be chasing demons inside that one.

Shoot, why would you even think of selling with a gig like that--at least you have friends that will be legit with you about what you need to do and hopefully give you the best price in town on a fix.

Yes I've read many things that have worried me about this engine... I just can't seem to find any car that does it for me like what bmw produces
