M40i lease questions

Good afternoon,
It's been awhile since I've been activate here. driving a CPO F01 750 right now. It's a great car but I miss leasing and I miss the sportiness of my 550.
I saw the M40i at the dealership today and loved the looks. We have two little ones at home so I could use the SUV.
I'm looking to find a 2018 on the lot since 19s will be here in September. What are lease rates coming in at? Can you get a 1% monthly payment? Appreciate your help!

What's a 1% monthly payment. 1% of MSRP? Looking at just the monthly payment is the wrong way to look at a lease deal.

I got a nice end of month deal last month under the 1% rule with first months, tax tag and acquisition fee due at signing. Was right at 1% before MSDs and about $30 per month under after. Deal was in Florida which is not known for great lease deals.

1% of msrp is just a gauge of a deal being reasonable and it is loosely used on leasehackr. Fully agree monthly payment is not the way to negotiate with the dealer.

I agree, I don't go into a negotiation with that in my mind. Just trying to gauge where the leases are on the model.

Any suggestions on east coast dealers or CAs?

The greater dc area is known for having some of the best deals on the east coast. Supposedly there are a couple hackr friendly guys at passport bmw. My deal was at Tom bush bmw of Jacksonville - Todd Thompson was my ca but the deal was mostly done with the sales manager Rob. My last bmw was at Richmond bmw in va. Got a great deal but delivery was kind of a mess and had to resign paperwork a couple weeks later via fedex.
