lease question

Hi can someone tell me if my papers are correct.

My 36 months residual is 60%
$53547.29 car
$21807.29 to be amortize during lease term
$31740.00 residual.

lease interest charge over term $4962.67

does this look right? It looks like they are calculating 3.9% interest with my total cost $53547.29.

Shouldn't lease be calculated with my amortization amount? Am I being screwed? Shouldn't the interest be around $800 annually? How can $800x3=5000+???

Or am I just understanding the leasing calculations incorrectly?

and if the lease is based on the total vehicle price, why would residual matter at all in a lease?
